Mesa Verde

It's often considered to be one of Costa Mesa's great neighborhoods. It has a continuity to it that shows it was one of the first planned neighborhoods in Costa Mesa. The original builders built this neighborhood as a "golf community" around the private Mesa Verde Country Club, and to this day the country club is one of the finest in Southern California. Mostly built in the 60's and early 70's, some original and longtime residents still call it home, and new families are quickly buying the original homes, fixing them up and calling it home with their children. A new group of homes, called Mesa Verde Collection, were recently built to wide fanfare and quickly sold.

Facts at a Glance
Bedrooms: 3,4,5 and more (custom)
Baths: 2,3,4, and more (custom)

Square Footage: 3 bedrooms are generally about 1500 square feet and larger; 4 bedrooms are usually between 1600 and 2000 square feet; 5 bedrooms are all larger than 2000 square feet; custom homes are 3000 square feet and more

Stories: single stories are common for 3 and 4 bedroom homes. Two story homes are common on 4 and 5 bedroom homes. Tri-level floorplans also exist in two of the areas within Mesa Verde.
Fixer-Uppers: Yes, common. Original owners have often not updated the homes and these will sell at a reasonable price compared to market for updating.

Golf Course Frontage: Yes, on two different golf courses. Mesa Verde CC is a private course/club that runs through many of Mesa Verde's best streets. Many of the homes built on this course were custom built and seldom come on the market.
Several homes also border Costa Mesa Country Club (public) along Tanager Drive and are mostly larger two story tract built homes.

Unique Homes: Yes; many in the tract near the Country Club were built around the time the Eichler style came into vogue. Many have the mid-century modern angles, styles, and footprints common for the Eichler design.

Newer Homes: Yes, the Mesa Verde Collection was built in early 2001 and sold out quickly. On the corner of Mesa Verde and Adams, the homes are large (3000 square ft +/-) and have smaller lots in a neighborly community.

History

Estancia Park, just off of Mesa Verde Drive and Adams Avenue, still boasts the original Adobe where the first settlers lived, farmed, and had a gorgeous view of Catalina Island and the wide expanses of natural farmland. The earliest settlers were Indians, and relics and sacred burial grounds still exist in Fairview Park- which promises that land will never be developed for future use. A Franciscan priest named Father Junipero Serra was the first to lead missionaries through the coastal lands and established missionaries in Costa Mesa and also in what today is greater Orange County.

Today

Mesa Verde encompasses over 3000 homes, a private country club, and 5 beautiful parks. The southern edge of Mesa Verde backs to Fairview Park and Costa Mesa County Club, a public golf course that features two 18 hole golf courses.
